We have built the Residences inside the same brief that runs through the rest of the property. The kitchens reach first for what the Farm Belt grows. Sourcing decisions are checked against measurement, not aspiration. Buildings sit low against the coastline; rooms feel quietly held rather than branded. Materials are what the climate accepts: stone, lime, lime-washed timber, woven palm. Walking distances are short; the ground around the residences was set down before the buildings were placed on it.
Ownership at Jayasom is built around continuity, not occupancy. Kitchen gardens, daily Wellness Advisor access, treatment rooms within five minutes of every residence, dining at Saratô under the same kitchen direction as the wider property. The Farm Belt sits at the same plot as the resort, so what the kitchens cook in the residences and what the kitchens cook in the property come from the same beds. Children's spaces, family programming, and the wellness-led education the children receive at the property are the same as the residences receive.
The relationship with Jayasom does not stop at the door of the residence. A Wellness Membership accompanies every ownership: an annual benchmark wellness assessment with the in-house clinical team; standing access to the Wellness Advisor for guidance through the year; treatment-room access at residence rates; dining at Saratô on the property's seasonal menu cycles; and eligibility for the seasonal practitioner programme that brings Visiting Practitioners onto the property in residency cycles.

The twenty-four wellness residences sit alongside the resort villas, sharing access to the dining studio, treatment rooms, gardens, and the wider AMAALA at Triple Bay master plan.
Owners arrive into a small, intentional community: a place where the rhythm of wellness is part of daily life rather than a programme to follow. The Residences cluster within the wellness core of the AMAALA destination, with the marina village to the north and the wider regenerative tourism master plan stretching along the coast.

Heah & Co drew the architecture. A practice with deep work across destination resorts, they were briefed to make the buildings recede in the right places: low against the coastline, oriented to the wadi behind, set back from the sea so that the water remains the foreground. Studio Carter handled the interiors, with a calibrated use of natural materials, pause-object detailing, and rooms that feel quietly held rather than over-styled.
Materials are chosen for the way they age and the way they feel underfoot at six in the morning. Stone, timber, woven textiles, plaster, and clay; finishes that carry the temperature of the day rather than fight it. Each residence holds the calibration of a small luxury hospitality property, without the staging of one.
Orientation matters. Residences are sited to capture the morning shade, the late-afternoon sea breeze, and the temperature swing between day and shore-evening that sets how the body settles. Planting is set before mechanical cooling is added; the cool starts with the wind and the trees.

Rental Programme
Owners may opt into a managed rental programme when not in residence, with revenue shared on a pre-agreed split. The wellness operations team manages bookings, housekeeping, maintenance, and guest experience to the same standard as the resort villas. Net annual yields are projected based on phased opening and seasonality; the Residences team will share full financial modelling under NDA.

The Residences cluster within Jayasom's part of the AMAALA Triple Bay master plan. The wider master plan covers a regenerative tourism destination of which Jayasom holds the wellness core: 60 wellness-resort villas and 24 branded residences, plus 8 dining venues, 76 treatment rooms, 34 studios, and 16 consultation rooms.
